Our Services
If you need to carry out work to your property or construct a new building we can assist you in this process. Some of the services we can provide are as follows:
- Preliminary advice in terms of the feasibility of the project and recommendations for the maintenance of existing buildings.
- Drawings for the project prepared by our in-house design team.
- Preparation of comprehensive specifications for the work.
- Obtaining competitive tenders from a range of building contractors.
- Advice in respect of the CDM Regulations. These relate to health and safety in construction and pose considerable duties upon clients.
- Contract administration during the construction phase. This involves inspecting the works in progress, issuing instructions to the contractor and certifying the payments to be made to the contractor.
In short, we can take on a project from inception through to completion, deal with legal and other compliance issues and work with you to achieve the desired end result.
Previous Projects
We have dealt with many hundreds of projects over the years and specialise in small to medium scale construction works up to a contract value of approximately £750,000.
Some recent projects include:
- External refurbishment of a prominent listed building (contract value approximately £180,000).
- Fire reinstatement works to a block of ten flats (contract value approximately £350,000).
- Conversion of an existing property into flats (contract value approximately £170,000).
- Demolition and reconstruction of an unstable rear wall on a historic building (contract value approximately £90,000).
- External repairs and redecoration to part of a 9-storey block of flats (contract value approximately £100,000).
- Contract administration on the construction of a large private dwelling (contract value approximately £650,000).
- Large extension to a private dwelling (contract value approximately £430,000).
CDM Regulations
Construction has traditionally had a poor safety record and the CDM Regulations seek to reverse this and improve health and safety on construction sites.
Health and safety in construction is no longer seen as simply the responsibility of the builder. All parties involved have a responsibility, including the client.
If you intend to carry out work to a commercial building or to a converted property or block of flats, it is almost certain that these Regulations will apply to you. Some of the duties on clients imposed by the most recent legislation include:
- Appointing a contractor who is competent from the point of view of health and safety.
- Appointing competent professionals.
- Appointing a CDM Co-ordinator for the project.
- Ensuring that the contractor has suitable welfare arrangements in place.
- Notifying the Health & Safety Executive of the project.
- Checking that the contractor's Construction Phase Health & Safety Plan is adequate.
As a client you may be surprised to note that you have such duties. However, under health and safety law, ignorance is not a defence.
You can appoint a CDM Co-ordinator to deal with many of the issues and advise on those where you need to be involved. We can provide this advice, having experience of working with the CDM Regulations since their inception in the 1990s.
